Ask your Kapiti real estate agent for these
important real estate guides
The Real Estate Agents Authority publish two very useful booklets
designed to help anyone involved in a property transaction. The booklet are the
"New Zealand Residential Property Sale and Purchase
Agreements Guide" and the
"New Zealand Residential Property Agency
Agreement Guide."
The Real Estate Agents Authority REAA is the regulatory body
for the real estate industry. It is a New Zealand Crown entity set up to provide independent
oversight of the industry and increased consumer protection.
Under the act, you must receive the New Zealand
Residential Property Agency Agreement Guide before you enter into an agency agreement for the
sale of a residential property. Your Kapiti real estate agent will give you the guide
before you sign the agency agreement and before you sign a sale and purchase agreement. You
must sign an acknowledgement that you have received the guide from your Kapiti real estate
agent.
With the New Zealand Residential Property Agency Agreement Guide,
you must be given this prior to entering into a sale and purchase agreement for the sale of any
residential property. Again, you must sign an acknowledgement that you have received the guide from
your agent.
The Guide to New Zealand Residential Property Sale and Purchase
Agreements includes useful information on:
* what a sale and purchase agreement is
* what consumers can expect to see in sale and purchase
agreement
* cancelling a sale and purchase agreement
* conflict of interest
* information for buyers
* what to do if there is a problem.
The Guide to New Zealand Residential Property Agency Agreements
includes information on:
* what consumers need to know before signing an agency
agreement
* what an agency agreement is for
* what consumers can expect to see in an agency
agreement
* what to do if there is a problem.
Ask your Tall Poppy Kapiti real estate agent Liam Martin for a
copy of these guides (even if your property is not yet for sale). They are excellent informative
reading for anyone on the Kapiti Coast (or anywhere in New Zealand) who is considering
buying or selling real estate.
